More than Full Service for Less than Full Commission
- Lower costs: we offer more comprehensive assistance in purchasing a new home than most brokers, but our commission (which is paid by the seller) is one-third lower than most brokers charge. We collect only 2% of the seller-paid commission and share the rest with you at closing.
- Full team approach: every client receives service from a dedicated sales agent, a real estate attorney and a transaction coordinator to ensure the purchase process goes smoothly.
- We never represent both sides of a transaction: this may sound obvious, but many brokers will represent both the seller and the buyer in the same transaction. But we serve as our client’s exclusive advocate in their home purchase.
Selecting and Buying a Home with Elliott Bay
Elliott Bay Real Estate is designed to best serve home buyers that want to take an active role in the buying process, but still want high-level real estate expertise and service they can fully trust.
Our client tells us the house characteristics they’re after and we send details on appropriate homes every 24 hours via email. When a promising house is located, we show the home and advise on the “pros and cons” of the property, such as market positioning, pricing scenarios and offer strategies, investment considerations, apparent quality of workmanship and upkeep, etc.
When we find a winner, we handle the entire transaction — we negotiate with the seller’s agent, prepare the legal documents and coordinate the closing process.
Our designated broker, as an experienced real estate attorney, offers a particularly savvy level of real estate advice and service. He personally handles or reviews all of the purchase documents. Our clients can rest assured that all aspects of the transaction will be handled smoothly, capably and professionally.
