More than Full Service for Less than Full Commission
- Reduced Commission: we offer more comprehensive service to promote your home than most brokers, but we charge only a 2% listing fee — that's one-third lower than most brokers charge. (Please note that the broker representing the buyer also receives a commission.
- Full team assigned to every property: every client receives service from a dedicated sales agent, a real estate attorney and a transaction coordinator.
- We never represent both sides of a transaction: this may sound obvious, but many brokers will represent both the seller and the buyer in the same transaction. But we serve as your exclusive advocate in selling your home.
- Service guarantee: if for any reason you are not satisfied with the service you receive from Elliott Bay Real Estate, we will release you from your listing agreement with us upon your request. Many agents will not release a seller until the listing agreement expires.

RE/MAX, Coldwell Banker, etc.
- 15 color photos taken by a professional photographer, all with full descriptions.
- Full map and driving directions.
Promoting Your Home
- Distinctive signage that is unique to each property, with a “never-out” flyer box.
- Transaction Package: everything a buyer and agent needs for their due diligence and to make an offer.
- Marketing Book: everything a buyer would want to know about your home and neighborhood.
- Individual follow-up with all agents who have shown your home.
- Regular updates to you on activities with your property and on all comparable properties.
- Advising on the presentation of your home.
- Two Elliott Bay agents are available for potential buyers to contact.
- Open houses for the public.
When We Have An Offer
- A real estate attorney oversees all negotiations and documentation.
- Title and escrow are arranged in advance to facilitate closing.
- We independently check the buyer's pre-qualification letter to prevent delays.
- A transaction coordinator facilitates every step of the closing process.
